Where the plumbing decides the project
On a small commercial build the plumbing is usually the trade with the most code items and the least room to move them later. A grease interceptor needs a location with access for pumping and a drain path from every kitchen fixture. A backflow device at the water service needs a mechanical room location the City can inspect, and the annual test after that. An accessible washroom has fixture positions and clearances that are measured, not estimated. Hot water in a restaurant or a clinic is sized to the dish machine and the hand sinks, not to a house. Poly-B reviews the drawings for those items before the quote, because every one of them is cheap on paper and expensive after drywall.
What Poly-B installs on a commercial build
- Underground drains, floor drains, interceptors and stub-ups before the slab.
- Drain, waste and vent in ABS or PVC, sized to the fixture units, with cleanouts.
- Water distribution in copper or PEX with isolation valves per fixture and per tenant.
- Backflow prevention devices at the service and at equipment, tested and filed with the City.
- Electric water heaters and mixing valves; gas-fired units by a TSSA technician, with Poly-B on the water side.
- Commercial fixtures from Sloan, Moen, Delta and American Standard, including sensor faucets and flush valves.
- Sump and sewage ejector pumps for below-grade washrooms.
- Water filtration and softening where the equipment or the health inspector wants it.
What light commercial plumbing costs in North Bay
Poly-B Plumbing quotes commercial construction by scope, in writing, from the drawings or a site walk. The price depends on the fixture count and grade, the underground work, the interceptor and backflow requirements, hot water demand, and the finish schedule. Changes are priced as changes when the plan moves, not padded in advance. Poly-B works to the general contractor’s schedule where there is one and manages its own permit and inspections where there is not.
Permits, inspections and licensing
Commercial plumbing is permitted and inspected under the Ontario Building Code: an underground inspection before the slab, rough-in inspections before the walls close, and a final. Backflow devices are installed under a City building permit and tested on installation and annually under By-Law 2015-97. Plumber (306A) is a compulsory trade regulated by Skilled Trades Ontario; Poly-B’s owner holds Red Seal journeyman certification, is licensed for plumbing, wells, septic and backflow prevention, and carries up to $5 million in liability insurance. For the water service outside the building, the City of North Bay Engineering Design Guidelines require 1.8 m of cover for frost protection.

Where Poly-B works on commercial builds
Commercial construction questions from North Bay owners and contractors
Is Poly-B a general contractor?
No. Poly-B Plumbing is the licensed plumbing trade on a small commercial build, working with your general contractor or directly with you on plumbing-led projects, and managing its own permits and inspections.
Does Poly-B handle grease interceptors for restaurants?
Yes. Poly-B Plumbing sizes the interceptor to the kitchen’s fixtures, installs it with pumping access, connects every kitchen drain to it, and sets up the cleaning and line-jetting schedule.
Who installs the gas water heater or gas lines?
A TSSA-certified gas technician. Poly-B Plumbing installs electric heaters and does the water-side plumbing for gas units, and refers the gas work.
Can Poly-B rough in an accessible washroom?
Yes. Fixture positions, clearances, grab bar blocking coordination and tempered water are laid out to the Ontario Building Code’s barrier-free requirements at rough-in.
How long does a tenant fit-up take?
Plumbing for a single washroom and kitchenette is usually one to two days at rough-in and a day at finish. A restaurant kitchen with an interceptor and underground work runs longer and is scheduled from the drawings.
