What is different about building around North Bay
Frost first. The City of North Bay Engineering Design Guidelines require 1.8 m of cover on buried water services, and services with less than 1.0 m are not permitted; the line from the street or the well to the house is planned at that depth, and lines to a detached garage or a bunkie are treated the same way. Ground second: Canadian Shield bedrock sits close to the surface on many lots, which decides where the sewer can run, whether the basement needs a sump and an ejector, and how the septic bed is laid out. Water third: on rural lots around Corbeil, Astorville, Bonfield and Powassan the well is drilled into that same rock and the water is soft, acidic and often carries iron, so the mechanical room is planned with room for a neutralizer, an iron filter and UV from the start rather than squeezed in later. Septic systems on those lots are permitted under Part 8 of the Ontario Building Code through the North Bay-Mattawa Conservation Authority, and Poly-B is licensed for septic and wells as well as plumbing, so the connections are one trade’s responsibility.
